Labor Day signifys a lot of things and I thought I would talk about it and what it means to me.

First of all to me, it means the summer vacation is over for all the school age children!  In our area, school starts one or two days after Labor Day.  As a kid growing up, it was the last bit of fun before school.  Our town, Rushford, New York,  had a big celebration with a parade, a carnival, baseball game, 4-H competition with cattle, vegetables, baking and other products.  It was here that I saw many of my school classmates that I hadn’t seen all summer!  We always had a great time!

I think the other affect Labor Day had on me was to remind me of all the people who were working at jobs and it was a time to be thankful for our workforce.  This was the original reason why President Grover Cleveland made it a National Holiday.  There is alot of history leading up to establishing it as a Holiday.

Another thing I remember, is my mother telling me that you don’t wear white after Labor Day, it’s not fashionable.

In U.S. sports, Labor Day marks the beginning of the NFL and college football seasons. NCAA teams usually play their first games the week before Labor Day, with the NFL traditionally playing their first game the Thursday following Labor Day.

 

 

 

 

 

 

 

So, there you have it!  My thoughts on Labor Day!  Enjoy the day however you plan to spend it!

As we headed into the July 4th weekend, we were all hopeful that we would have good weather to celebrate! Little did we know tha it would be this sunny and this HOT!

We are heading into our 4th day in a row over the 90 degree mark and everyone is feeling it. People who don’t have air-conditioning are heading to the lakes and swimming pools to cool off. The City of Rochester has a cool down program where in designated areas they will open the fire hyrants for the children and some adults to run through.

The Red Cross handed our 250 fans to seniors who had no air-conditioning to help them survive the heat wave. They were gone in 30-minutes! It appears that the entire country is going through this weather pattern and is trying to cope.

The weatherman is telling us that there is relief coming on Friday with a thunderstorm.

As a Realtor, I am inside showing homes more than I am outside, but even so, I can hardly stand these temperatures! For my buyers, a house with no air-conditioning is an immediate cross-off the list! I don’t know how people work outdoors in these temperatures! And of course, it becomes an easy conversation subject to bring up!

Here are some thoughts about how you can cope with this intense heat and help others.

1. Stay out of the sun!

2. Go to a movie.

3. Go to the library.

4. Slow down, avoid strenuous activity.

5. Drink plenty of fluids.

6. Limit the intake of alcoholic beverages.

7. Keep shades down on the windows toward the sun.

8. Wear lightweight, loose-fitting clothing.

9. Wear a wide brim hat.

10. Never leave pets or children in a closed vehicle.

11. Check on elderly family members.

2010 is here!

Sell Before Buying??

I was reading the Saturday morning real estate section from our local paper and the lead article was about move-up or scale-down buyers. The two agents interviewed both felt that they should sell first before they made an offer on another house. The problem I had with this article was not the position the agents had but the reasons they gave for doing so.

There are many areas in our marketplace where the purchase offer with a contingency of selling a house will not make any difference and will not affect the selling price that is negotiated. This is because the sellers are so glad to see an offer that they will readily accept one even with a contingency.

Unless a neighborhood has a shortage of inventory and is in high demand, most sellers, if properly advised by their agents, will accept a contingent offer. In our area, the listing does not have to be changed to reflect a contingent offer and no one knows it has an offer on it except the seller, that buyer and the agents.

This way, the odds are in the seller’s favor, because now there are two houses on the market and if either one of them gets an offer, the seller is good.

So why wouldn’t a buyer make a contingent offer? Yes, there is the possibility that another offer could come into the picture and they would have to do a bridge loan to keep their offer or they would lose it. But generally, if they price their house properly, de-clutter it, and then stage it, the house will sell fairly quickly. To wait until you have sold your home, to then start looking, you may not find something suitable and you will have to move twice, first into temporary rental housing and then into your next house. This would far out weigh the cost of carrying two mortgages for a few months.
